Fresh seal coat gives your pavement a dark black color while making it look and wear like new. A black parking lot has a clean, rich look that presents a positive image of the company, facility, or residential complex. Striping also enhances the beauty and efficiency of a newly seal coated parking lot.
Slows oxidation and water penetration
Exposure to oxygen hardens asphalt binders and results in a brittle pavement surface that is more susceptible to cracks. These cracks permit water to penetrate into the sub base, weakening it and reducing pavement strength. This leads to more cracks, which can eventually expand and become potholes. Seal coating fills the surface voids, reducing exposure to oxygen and water, while prolonging the life of pavement. Weathering, oxidation, and the destructive softening effects of gasoline, oils, and deicers primarily cause surface wear but the number one cause of deterioration is water.
Resists Gas & Oil Spills
Gasoline dripping from a topped-off fuel tank during hot weather can soften and break down asphalt pavements. This is because asphalt is also a petroleum-based product. Because sealants containing coal tar aren’t soluble in gas or oil, they are impervious to gas and oil spills. By filling surface voids, seal coating also reduces the depth to which oil or gas can penetrate the pavement.
Resists Ultraviolet Rays
Ultraviolet rays from the sun break the bonds between carbon polymers within asphalt, but these rays don’t damage the aggregate within asphalt concrete. Although the seal coat does not repair any damage that has already occurred to the asphalt, it does prevent ultraviolet rays from causing further damage. A seal coat keeps a parking lot black. The blacker it is, the more heat it draws from the sun; the more heat it draws from the sun, the more pliable it is; the more pliable it is, the better it can withstand heavy traffic volume without cracking.
Preparation and Application
In order for seal coating to do its job, any structural failures or cracks must be repaired in advance. All potholes must be removed and replaced. Cracks must be cleaned and filled. And oil spots must be cleaned or primed.
Seal coating is not a replacement for asphalt, but it does save you money!
Seal coating was never meant to replace asphalt, only to protect it. If an area is in especially bad shape, then it should be replaced. As in all types of contracting there is a right way and a wrong way to do a job. Asphalt, a petroleum product, has tripled in cost over the past 15 years. Striping is the “finishing touch” on a freshly paved or sealed parking lot. Since striping is the most noticeable part of the parking lot, it is imperative that the job is neat and efficiently laid out. Striping should not be considered the final step of upkeep for a paved surface. All surfaces, especially those made of asphalt, need to be maintained continually. It is called the finishing touch because striping is done once all other surface repairs are complete and the pavement is ready for efficient use by both the public and the property owner.

To help preserve or improve the flow of traffic on a parking lot, Black Hawk Paving will either re-stripe or lay out new markings (per customer’s blueprints or design).

When striping an entire lot of a closed business, our work crew will block all lot entrances and exits to prevent traffic from entering the work area.
Layout & Striping
Providing the most stalls possible in a functional parking lot is the main goal of every layout.
The straight-in design (90°) always allows for the most stalls, but for a variety of reasons, angled stalls are frequently preferred. Straight-in stalls are easiest to layout and stripe. They also allow for two-way traffic.
Angled stalls are easier for drivers to turn into, back out of, and require a narrower lane. In addition, angled stalls provide a controlled one-way traffic flow and create a herringbone design that many owners find appealing. Unfortunately, the greater the angle, the more space is taken up.
Since we only apply environmentally friendly acrylic water borne paint, the temperature must be 45° and rising. Traffic should be kept off a just-painted lot for at least one hour.
With the paint dried, the lot is “finished” and ready for full use.
